The absolute most important part of your journey toward home ownership is the contract.  It defines what you can expect at closing and what the seller is required to deliver.  The skill with which the contract is written will ultimately determine your level of satisfaction when the closing is done.  Both the attorney for the seller and the attorney for the buyer will participate in defining the terms of your agreement.

It is for this reason that you need an attorney who will

  • Spend time speaking with you before the contracts are drawn.
  • Find out about the house and any issues that may exist.
  • Know whether certificates of occupancy are missing.
  • Understand from you what repairs you may require to be performed by the seller.
  • Review your financial plan and insure that the contract provides for a mortgage that matches the mortgage that you are applying for.
  • Answers any questions that you may have.
